Maintenance and cleaning companies

From fault report to finished repair without phone calls

The housing company chooses a maintenance or cleaning company as its service provider. From then on, residents' fault reports are ordered from the contracted company automatically, and every party sees the same status.

  1. 01

    The resident reports

A fault report with photos in the resident app or the browser. The app shows straight away where the report goes.

  2. 02

    The order goes out automatically

A report in a contract category that stays under the approval limit is ordered directly from the maintenance company. Others go to the property manager or board for approval.

  3. 03

    The maintenance company fixes it

The job appears in the Asuntosi Huolto app with the reporter's and property manager's contact details. The worker marks it done.

  4. 04

    Everyone knows

The reporter and the board are notified, and the board sees the order number, status and provider.

For the housing company

  • Pick a service provider from the directory or add your own supplier
  • Contract maintenance by category: plumbing, electrical, cleaning, grounds
  • Approval limits in euros for the board and property manager
  • Order number and status history for every repair

For property management and accounting firms

Free

A property manager can work for the housing company as a person or as a management company. Management and accounting firms join for free, and the housing company chooses them as contract partners.

  • Residents order and pay for the manager's certificate directly to the management company
  • Your own price list and payments to your company's own account
  • Accountants handle client housing companies' bookkeeping and invoicing in the same service
  • All client housing companies behind one login

For landlords

Renting from listing to move-out

Publish a rental listing, receive applications, arrange viewings, check credit information, make the lease and handle the move-in and move-out inspections on your phone. For private landlords, property management companies and housing companies with their own rental flats.

  1. 01

    Listing

Details, photos and rental terms. Opening applications gives you a public link to share anywhere, and the listing can also be exported to Oikotie.

  2. 02

    Applications and viewings

Applicants apply with their own account and book a viewing. You compare applications side by side.

  3. 03

    Checks

A shortlisted applicant identifies with online banking. The credit check result and proof of income are recorded on the application.

  4. 04

    Selection and lease

Choose the tenant: other applicants are notified and the lease opens pre-filled. Sign electronically or on paper.

  5. 05

    Move-in inspection

Inspect room by room on your phone: photos, meter readings and handed-over keys. Both parties confirm, and the report is saved as a PDF.

  6. 06

    Move-out

Damage found in the move-out inspection is carried over to deposit deductions. If Kela pays the benefit directly to you, you get a reminder to notify Kela of the move-out.

  • As a private person without a business ID, or as a property management company
  • Applicants get an email at every step automatically
  • Credit information from the applicant's own report or Asiakastieto's landlord report

FAQ

Questions before you start?

How are the energy efficiency assessment and CO₂ emissions calculated?

From measured consumption: district heating is weather-normalised with the Finnish Meteorological Institute's heating degree days, the hot water share is calculated from the water meter and electricity comes hourly from Fingrid's Datahub. The result is a figure comparable to the E-value, a class estimate, CO₂ emissions and savings proposals. Gold-tier IoT sensors refine the assessment with indoor temperatures, open windows and doors and apartment water use. The assessment does not replace an official energy certificate, but it shows how the building performs in use.

Do we need installations or an implementation project?

No. Asuntosi runs in the browser and as a mobile app. Register your housing company, fetch the company details from the Finnish Business Information System (YTJ) and get started the same day.

How do we get apartments and shareholders into the system?

Apartments can be imported from the Finnish apartment information system (HTJ), and addresses are fetched from the Ryhti and National Land Survey registers. Shareholders are invited by email and use their own Honkio account.

Do service companies pay for Asuntosi?

No. Maintenance, cleaning, property management and accounting firms register for free and invite their staff. Maintenance and cleaning companies see jobs in the Asuntosi Huolto app, and a management company can sell e.g. manager's certificates to residents. The housing company chooses its own service providers.

Can I use Asuntosi to rent out a flat?

Yes. Private landlords and property management companies register as landlords for free, and housing companies have rentals included. Listing, applications, viewings, credit checks, selection, the lease and the move-in and move-out inspections are handled in the same service.

How are Kela payment commitments and direct payments handled?

You can record a payment commitment from Kela or social services as the deposit on the lease, and record benefits Kela pays directly to the landlord. When the tenancy ends, Asuntosi reminds you to notify Kela of the move-out. Electronic transfer of lease details to Kela is coming.

Does Asuntosi suit a rental housing company?

Yes. The statutory residents' meeting (Act on Joint Management in State-Subsidised Rental Housing 1169/2022) is handled with invitations, a notice-board invitation, a voting list and an agenda, and the residents' committee has its own roles. Online bank reference payment files are matched by reference number to invoices and bookkeeping, and receivables are tracked with ageing. Bank statements can be imported from online banking or received automatically through a bank partner. Debt collection through partners is coming.

Can we take our data with us if we switch systems?

Yes. An administrator can export all of the housing company's data in one file: bookkeeping, share register, maintenance log, documents and other data. The data belongs to the housing company.

What happens after the trial?

You choose the Perus or Gold tier and pay the annual fee by card. All data saved during the trial is kept.

Where is the data stored and who maintains it?

The service runs in Honkio Cloud, maintained by Honkio Oy. Access rights depend on the role: shareholders see their own data, the board and property manager see the housing company's data.
